Project Vista includes the refurbishment of three high rise residential buildings for Bedford Pilgrims Housing Association Limited.

On the project Arcus are working closely with Principal Contractor, United Living, a nationwide construction company that specialises in the refurbishment of high-rise buildings, as well as new-build and retro-fit residential projects.  The team are utilising an intelligent cloud-based document management solution called Aconex and are collaborating throughout the design and construction process using this Common Data Environment (CDE) to maintain continuity of the ‘golden thread’ for the project lifecycle.

As Lead Designer our scope of services includes the design of external wall insulation and rainscreen re-cladding, plus general refurbishment including, roof, window and door replacements and internal redecoration of communal areas, (including coordination of new and upgraded M&E systems), plus improvements to the hard and soft landscaping for each building. Our role begins with obtaining planning approval then compiling the tender information for the construction right through to handover of the completed towers. As Principal Designer, a key aspect of our role projects is ensuring that the works are suitably phased and sequenced to ensure minimal disruption to residents who generally remain present for the duration of construction works.

Working on the project we are digitising the client’s assets by producing a BIM model for each scheme.  BIM is already a widely established method of sharing building lifecycle data across design, construction and operation. We commissioned digital surveys of each scheme and developed our proposals using Revit software to create a 3-D model, cognisant of exiting constraints such as materials, service routes and penetrations.

The benefits of utilising Revit are fully realised when other consultants and manufacturers data is federated into a central model which may be used by the contractor for clash detection. The model is managed by Arcus as lead designer and the files are uploaded to Aconex where the entire design team, including the client and contractor’s supply chain can view, comment and navigate the model in 3-D.
